Chambers Town Center

Chambers Town Center, a new Walmart-anchored development in the thriving Mont Belvieu/Baytown community in East Houston, is located at the intersection of I-10 and SH 146.  This site provides excellent visibility and ease of access to the site for the area’s rapidly expanding residential and employment bases.

Mont Belvieu and Baytown have been prime beneficiaries of the recent growth in the energy industry, and are home to some of the largest refineries in the world.  Just one mile to the west of Chambers Town Center, a massive expansion project is underway by Chevron Phillips, and other expansion projects in the area have been recently announced by ExxonMobil, Enterprise Products, Cedar Bayou Fractionators, ONEOK, Energy Transfer Partners, Bayer, and FlexSteel.  Boosting an already solid economic foundation, these expansions represent more than $6 billion in capital investment, 1,000 permanent jobs and over 11,000 skilled labor jobs as the projects are developed over the next five years, which will drive even more demand for retail services in the area.

Highlights of this opportunity include:

■ Pad sites and retail space with excellent visibility and
access to I-10 and SH 146
■ Further connectivity to be provided by Future Kilgore Parkway and
Needlepoint Road expansions, which will connect SH 146
to the Grand Parkway
■ Under-retailed trade area with over 37,000 homes
■ Multiple new master-planned residential developments and
expansions in progress
■ Expanding area-employers include Chevron Phillips, ExxonMobil,
Valero, Targa Resources, Enterprise Products, and
the Ameriport and Cedar Crossing Industrial Parks
