Brazos Town Center Adding 24 Hour Fitness Sport Club

ROSENBERG, Texas – NewQuest Properties has topped the two million-sf mark at the 550-acre Brazos Town Center in Fort Bend County, finalizing a 38,835-sf lease with 24 Hour Fitness Worldwide Inc.

Site work is underway on a tract fronting FM 762 and adjacent to Spec’s superstore of wines, liquors and fine foods. The California-based fitness center pioneer is planning to open a sport club, one of four concepts in its portfolio, by year’s end.

“24 Hour Fitness has been looking at Brazos Town Center for a long time,” says Meredith McLeod-Cobb, a NewQuest associate, “and has been focused on this site for quite awhile. It will be the first major fitness center in the project.”

McLeod-Cobb and Bob Conwell, vice president of NewQuest Properties, represented the landlord while their colleague Jeff Hayes, also a vice president, negotiated on behalf of 24 Hour Fitness. The project’s new tenant has more than 400 clubs nationwide and nearly four million members.

The 99%-leased Brazos Town Center, located at the junction of Southwest Freeway (Interstate 69) and FM 762 is a “life essential” center with the largest concentration of retail and restaurants in Greater Houston. Its national tenant line-up is closely aligned to mixes most often found in malls, outlets and urban lifestyle centers. There are 20 anchors in the town center, which is ranked in the Top 40 largest retail properties in the U.S.

Now in its ninth year of development, Brazos Town Center is continuously expanding to keep pace with demand along the high-growth corridor between Rosenberg, about nine miles south of the metro’s outer ring, and Victoria, located nearly 93 miles southwest of Houston. El Pollo Loco has recently opened and First Choice Emergency Room and BrewWingZ sports Bar & Grill aren’t far behind.

NewQuest’s Brazos Town Center is the development bull’s eye for neighboring single-family communities, high-end multifamily projects and a medical/professional office park – all interconnected with parks, trail system, lakes and fountains. The NewQuest team currently is working on a plan to create a restaurant row and theater district on the northwestern side of Southwest Freeway, which bisects the massive open-air Brazos Town Center.
