Costco Opening Soon in Grand at Aliana, Kicking off NewQuest’s Phase III Rollout

HOUSTON – NewQuest will mark a highly anticipated milestone for the Grand at Aliana in Fort Bend County when Costco Wholesale opens its doors in the coming weeks.

The 155,000-sf store will be the first to open in the developer’s final phase of the 67-acre regional power center, which is strategically situated along Richmond’s stretch of the Grand Parkway/TX 99 in the heart of the largest and fastest-growing retail corridor in Texas. Amid the excitement of Costco’s celebratory opening, another anchor, Kelsey-Seybold, has just started construction on a 51,000-sf clinic.

“Costco’s opening speaks to the high household growth of Aliana and Katy, considering the brand has another store less than six miles away,” says Josh Friedlander, senior vice president of Houston-based NewQuest.

The trade area’s demographics tell the story, with the population climbing 11.28% since 2020 as a result of the fast and furious residential development. At least 20 master-planned communities, totaling more than 48,000 homes, surround the Grand at Aliana, with plans for another 4,600 single-family units on developers’ drawing boards.

As residential growth spiked, NewQuest continuously expanded the Grand at Aliana, which broke ground in 2018. To date, roughly 450,000 sf has risen in the three-phase project, which has a build-out capacity of 665,000 sf of mixed-use space and 350 apartments.

“There is a lot of great momentum here and great activity,” Friedlander stresses. “So much so that we will be adding 100,000 sf of quality anchors to Phase II later this year.”

With Costco poised to open, NewQuest is looking ahead to September when Chicago-based Portillo’s opens its first location in Greater Houston. The 7,700-sf restaurant, with seating for 220 inside and out, will sport a Southwest garage theme design featuring the brand’s signature double drive-through lanes.

The pace will continue into 2025 with NewQuest planning to deliver a 19,000-sf retail building, which presently is 65% preleased. Jimmy Changas, a sister concept of Gringo’s Mexican Kitchen, is eyeing a midyear opening.

“We’re filling Phase III with additional exciting restaurant options and services,” Friedlander says. “Costco is going to bring tremendous traffic and sales volume to the Grand at Aliana.
