Local Table To Open Soon in Katy’s Villagio Town Center
HOUSTON – Preparations are underway to launch a new concept of Hungry’s Café & Bistro, a destination dining venue for more than three decades in Greater Houston. Neima and Sherbim Sharifi, established restaurateurs and nephews of Hungry’s founder, are planning a mid-March opening for “Local Table by Hungry’s” in Villagio Town Center in Katy, where they’ve leased 4,558 sf of prime restaurant space.
The Sharifi brothers have leased the last retail vacancy in Villagio Town Center at 22756 Westheimer Parkway. The 107,119-sf project’s office component is nearly 100% leased as well, with just 2,000 sf of shell space left to fill. Rachael Keener of NewQuest Properties represents the landlord, Villagio Investment Holdings, and also served as Hungry’s tenant representative.
“People know the name. Hungry’s is a true neighborhood restaurant,” Keener says, “and food you can depend on to be healthy and taste like home.”
Villagio Town Center is a modern Italianate design with Main Street-style storefronts surrounding a European-like central courtyard, featuring a water component as the focal point for the gathering space. The prototype restaurant will include an inside bar plus a patio that opens to the courtyard.
The Local Table site search had concentrated on Katy and the Woodlands. “The Villagio is a perfect spot because of the estimated density in the area and a delivery service radius of five to seven miles,” Keener says.
Demographically, the Villagio is tailor-made for the family’s new restaurant-bar concept. Local Table will include take-out and delivery service at lunch and sit-down casual dinner dining – a good pairing for the area’s median age of 37.8 years, annual average household income of $165,544 and expanding neighborhoods. Local Table will feature the same dining options and eclectic atmosphere as the original restaurant, which launched in 1975 and has developed a
loyal following. Hungry’s, which has locations in West Houston and Inner Loop University submarkets, is popular for its local sourcing of premium ingredients, seasonal specials and diverse selection of wines.
“Local Table, like Hungry’s, will be a neighborhood café and elegant bistro rolled into one,” Keener says. “They’re planning a spring opening because it’s perfect patio weather.”
