NewQuest Breaking Ground on Retail Redevelopment In Mission Near Texas-Mexico Border Crossing

MISSION, Texas – NewQuest Properties is breaking ground Monday on the 102,417-square-foot Mission Gateway, its first investment in the Mission/McAllen trade area’s prosperous retail corridor on the Texas-Mexico border.

NewQuest is undertaking the redevelopment of a former Kmart site on an 11.38-acre tract at the hard corner of East Expressway 83 and South Bryan Road in Mission, just four miles north of the Anzalduas International Bridge, one of 28 international crossings on the 1,254-mile border with Texas. The groundbreaking ceremony will begin at 3 p.m.

“We are grateful and thrilled that NewQuest Properties has chosen our great city of Mission, which is growing extremely quickly,” Mission Mayor Norie Gonzalez Garza said. “Our goal is to provide and increase amenities for our residents and improve their quality of life, as well as for those who shop, visit and dine here.”

To breathe new life into an aging big box, NewQuest is redesigning and expanding the store’s skeleton. A new façade, exterior lighting and landscaping are part of the upgrades. The redevelopment will also include the creation of pad sites in front of each main artery, which will be available for ground lease.

To add to the project’s synergy, NewQuest has signed Montana-based Murdoch’s Ranch & Home as the anchor in a first-time lease with a brand that’s now roping off sites in Texas. The chain has leased 63,237 square-feet at Mission Gateway for its fourth location in the state.

“Mission Gateway’s redevelopment and retail line-up will create a new attraction for cross-border shoppers and the local community,” Jay K. Sears, co-founder and managing partner of Houston-based NewQuest, said. “Our project will be a welcoming presence as the retail gateway to the city’s dynamic commercial corridor.”

Each year, more than two million vehicles pass to and from Mexico via the Anzalduas bridge. Mission Gateway has the distinction of being Mission’s closest retail center to the port of entry.
