KYLE, Texas – NewQuest is edging closer to vertical construction on the $280 million Kyle Park, a 101-acre transformative mixed-use development along Interstate 35 just south of Austin.
NewQuest will ramp up retail site work in mid-September on 272,704 sf of multitenant space for a row of top-branded junior anchors and four buildings along the newly built Kyle Park Avenue. Infrastructure work has been underway since February on the acreage, which ultimately will connect Kyle’s quaint downtown and extensive trail system to the developer’s planned 400,000 sf of shops and restaurants, 421 apartments and hotels.
“Kyle Park is about creating something truly special for the community and a destination that draws people from across the region. We want to give Kyle residents more reasons to stay, shop and dine locally while bringing new visitors and dollars into the city,” says Andrew Alvis, senior vice president and development partner for Houston-based NewQuest.
NewQuest’s national lineup of retail and restaurants will be complemented by an amenity avenue 60 feet wide and 503 feet long that’s tucked between two rows of specialty shops. The green space’s landscaped walking path will feature a pavilion, shaded seating and a replica of the city’s landmark water tower.
“We’re especially excited about the green space and the energy it will bring to Kyle Park. The mix of shopping, dining, entertainment, and community space will create something unique to the area,” Alvis adds.
NewQuest’s upcoming site work will concentrate on a 12-tenant stretch of retail, which will include EoS Fitness, Boot Barn, Miniso, Barnes & Noble, TJ Maxx, HomeGoods, Burlington, Dick’s Sporting Goods and America’s Best, with more waiting in line to prelease the class-A space. The developer will deliver storefronts to tenants for finish-out in September 2027.
Kyle’s residents have been trekking to communities north and south to shop or dine at most, if not all of NewQuest’s planned lineup. The developer is planning to reverse that trend.
“We want Kyle Park to be a special place for this community for generations to come – a place where families gather for dinner, spend time together and make memories,” Alvis says. “It’s about creating a destination that adds to the quality of life for the people who call Kyle home.”
NewQuest controls 3,200 linear feet along I-35 in Hayes County, where at least 15 pad sites will line that side of Kyle Park with more along Bebee Road. In tandem with the project, the city has undertaken a major realignment and construction of local roadways to improve traffic flow and better connect a rapidly growing area while NewQuest has built three internal roads, which will become public arteries when they’re dedicated to the municipality in the near future.
NewQuest’s Kyle Park is a strategic anchor for the city’s 50-mile Vybe trail system, a vision for creating a strong community connection. The network will feature a 12-foot-wide lane for small electric vehicles, including golf carts, and sidewalks for pedestrians.
“This project is a great example of what can happen when a city and developer share a long-term vision,” Alvis explains. “Together, we’re creating a regional destination that will service the community, attract visitors and generate meaningful economic benefits for Kyle for years to come.”
