NewQuest Properties Plans Oct. 16 Opening For Kroger-Anchored Shops at Katy Reserve

HOUSTON – Thousands of West Katy residents will soon be shopping and dining at the first grocery-anchored center in the heart of their communities, the Shops at Katy Reserve. The Kroger Marketplace-anchored property will open Oct. 16.

Houston-based developer NewQuest Properties has fully leased the project’s 156,998-sf phase one and is rapidly pre-leasing phase two’s mix of restaurant, retail and ground-lease pad sites. The 39.8-acre Shops at Katy Reserve is situated on the east and west sides of the FM 1463-Spring Creek Boulevard intersection, one of the highest growth areas in the Greater Houston metro and the nation.

“The demand has been very high for this project. There is a definite void and need for quick-serve restaurants and service retail in that area,” says Rachael Keener, a NewQuest associate who is partnering with Bob Conwell, vice president, on project leasing.

The 122,043-sf Kroger Marketplace concept includes clothing, furniture, jewelry and home goods in addition to groceries. Coming on line in tandem with Kroger on the eastern side of the development will be Russo’s New York Pizzeria, Massage Envy, Subway, SHSalon, Katy Dental Star, Tender Touch Nails and Postal Plus. Also opening Oct. 16 on NewQuest’s western tract is a 12,600-sf freestanding building leased to restaurateur VertsKepab, Great Clips, Royale Retreat, Nail Spa, Lash Studio and a dry cleaners.

The Shops at Katy Reserve is situated one half mile south of Interstate 10. NewQuest’s project is surrounded by the single-family communities of Reserve at Katy, Firethorne and Woodcreek Reserve. To support the high-density residential development in the western sector, the acclaimed Katy Independent School District has opened a high school, junior high and elementary school, all located within one mile of the Shops at the Reserve.

“There are about 3,300 high-end homes in a one-mile radius and another 1,200 projected to be built next year,” Keener says. “And, there are no major grocery-anchored shopping centers within three miles of our site.”

The Shops at Katy Reserve was designed by Osborn & Vane Architects Inc. of Houston. Otwell Construction, also from Houston, is the general contractor. Houston-based Terra Associates Inc. and Texas Engineering & Mapping of Stafford, Texas, provided engineering services. The NewQuest team of Judy Hunter, John Campbell, Chris Osterman and Stan Beard handled construction oversight and project management.
