NewQuest’s Spring Town Center Snags 7 Brew’s First Site in Houston Metro

HOUSTON – NewQuest Properties and Arkansas-based 7 Brew have finalized a ground lease for one of the few remaining pad sites in Spring Town Center, a 41-acre regional retail center boasting more than one mile of freeway frontage in North Houston.

The coffee chain is awaiting construction permits to break ground on a 31,363-sf pad site along Kuykendahl Road on the breakfast side of the 98%-leased Spring Town Center. If all goes as planned, work will get under way in Q1.

“7 Brew is something new and fresh coming to the market. I believe it will be well-received,” says Lara Lee LaMendola, a broker associate with Houston-based NewQuest. She and Kevin Sims, vice president, are the leasing agents for the 212,591-sf class A development.

Spring Town Center has the distinction of being the first site in Houston and second in the state for 7 Brew Texas. Connor Lynch of Main Street Commercial represented the chain in the ground lease talks.

“They are working on multiple deals in Houston right now and elsewhere in Texas,” Sims says. “Spring Town Center is located in a regional trade area with plenty of density. That’s always attractive.”

According to Placer.ai, Spring Town Center exceeds five million customer visits per year. There are more than 253,000 residents with an average annual household income pushing $118,000 in the five-mile trade area, which encompasses ExxonMobil’s 10,000-employee campus.

7 Brew’s classic design is a dual drive-through, a first for Spring Town Center. The structure will be situated on the only freeway-fronting pad site left on the northeastern side of the development.

“This was a highly sought-after site because there’s not a lot of Kuykendahl frontage left in the corridor. It’s not just in our center, but neighboring projects as well,” LaMendola points out.

As 7 Brew works through the permitting process, Dave’s Hot Chicken is under construction on a 2,995-sf freestanding restaurant and Visionworks is finishing out 2,874 sf of inline space. All that’s left to fill are 1,872-sf and 1,047-sf storefronts and a pair of shovel-ready pad sites on Spring Town Center’s southeastern tip.

“We’re down to the last remaining spaces for lease and ground lease,” LaMendola says. “It’s a good feeling to be this close to lease-up.”
