Texas Roadhouse Wins Bid for Last Pad Site Fronting I-35 in NewQuest’s 400-Acre Project

NEW BRAUNFELS, Texas –NewQuest is adding Texas Roadhouse to the lineup in the 99%-leased Creekside Town Center, signing a 2.2-acre ground lease for the last pad site fronting Interstate 35 in the one-million-sf power center in Comal County.

Construction will begin in late Q1. The 7,998-sf restaurant is slated for completion by year’s end.

“We contemplated several users and concepts for the site, but ultimately felt Texas Roadhouse was going to be a great fit for Creekside and the surrounding community,” says Kevin Sims, vice president of Houston-based NewQuest.

The 400-acre mixed-use development at 161 Creekside Way in New Braunfels is one of the largest retail centers in the I-35 corridor between Austin and San Antonio. The all-star tenant roster of predominately national brands caters to a trade area supported by more than 411,000 residents and multiple top-ranked tourist sites in Central Texas.

“We rarely have a vacancy in Creekside. It’s always been like that since Day 1,” Sims says, “because it is located at a super-regional intersection that draws from a large trade area.”

NewQuest began developing Creekside in 2008, expanding in stages to the present-day one million sf of class A mixed-use space, including medical. The developer has acreage in reserve for future development of multifamily units, a hotel and an additional 100,000 sf of retail and restaurant concepts.

Creekside is anchored by a 14-screen EVO Entertainment theater and will soon sport a 40,000-sf EoS Fitness facility to give yet-another boost to the foot traffic. More than one million visitors per year shop and dine in the development.

“Texas Roadhouse is a moderately priced dining option for residents and tourists visiting Creekside,” Sims says. “It has a broader-appealing menu that pairs well with the other fast-casual concepts in our development.”

Texas Roadhouse, founded in 1993 in Louisville, KY, has more than 720 corporate and franchise restaurants in 49 states and 10 countries. Doug Marcella of MarWest Co. represented the chain in the ground lease with NewQuest.
