Black Rock Coffee Bar Picks Bayshore Park Plaza For 11th Location in Greater Houston

PASADENA, Texas – NewQuest Properties has backfilled a prime spot in Bayshore Park Plaza, securing the rapidly expanding Black Rock Coffee Bar for its 11th location in Greater Houston.
The new coffee bar will be located at 4030 Spencer Hwy. in Pasadena. The Oregon-based company is anticipated to open in late summer following renovations to a 3,081-sf structure, formerly occupied by Bush’s Chicken.
“The coffee market is very strong. Black Rock Coffee is going to move fairly quickly to get the location open,” says Bob Conwell, senior vice president of Houston-headquartered NewQuest Properties. He and Austen Baldridge, also a senior vice president, represented the landlord, Liongate Holding I LP.
Black Rock Coffee has signed a long-term ground lease for a 0.96-acre pad site with direct access to Pasadena’s main thoroughfare. Matt Parsons of JLL represented the tenant.
“The presence of a Black Rock Coffee Bar is anticipated to generate strong interest in the remaining pad sites,” Conwell says.
Black Rock Coffee, founded in 2008 in the Pacific Northwest, has grown to more than 100 corporate-owned locations in seven states, all in the West and Sunbelt. The chain is known for premium-roasted hot and cold coffees and teas, blended drinks and energy beverages.
The chain’s newest location is surrounded by retail, restaurants and medical facilities, including the nearby HCA Houston Healthcare Southeast, a 278-bed acute-care hospital. More than 32,000 vehicles per day pass Bayshore Park Plaza, located at the Spencer Highway-Watters Road intersection.
The NewQuest team is marketing the plaza’s three remaining pad sites to quick-service restaurants, financial institutions and medical office users. The three-mile trade area boasts a population of nearly 150,000 and nine schools within a 1.5-mile radius.
“Liongate has owned this land for nearly 20 years. From an investment perspective, a corporate-owned coffee shop pairs well with the developer’s exit strategy,” Conwell says.
