NewQuest, The Little Gym Ink 10-Year Deal For Prime Spot in Cypress Village Station

HOUSTON – The Little Gym has signed a 10-year lease for a prime spot in NewQuest Properties’ Cypress Village Station in northwest Houston.

The franchisee-owned location is slated to open in the summer. The infant and child-oriented fitness gym, totaling 3,421 sf, will be the operator’s eighth in the metro.

“The schools and residential development surrounding Cypress Village Station are strong attractions for a tenant like The Little Gym,” says Kevin Sims, vice president of Houston-based NewQuest Properties.

Cypress Village Station has the distinction of being the one of the first transit-oriented developments in Greater Houston. The TOD, located at TX 290 and Skinner Road in Cypress, includes a 1,500-space Metro parking garage and is situated beside the 1,600-student Spillane Middle School and Houston Methodist Hospital’s newest facility, which is ticketed for completion in 2024. Also close by are several multifamily complexes and numerous master-planned residential communities, established and under-construction alike.

“It’s a very popular submarket for families,” Sims says, “and it’s a hotbed of residential and commercial development.”

The Little Gym offers activities for children from four months to 12 years old. Programs include parent/child classes, karate, dance, gymnastics and sports skills.

“The Little Gym will be a great entertainment and activity option for parents,” Sims says. “There’s nothing like it in the immediate area.”

The Little Gym will occupy a highly visible space in a building adjacent to the Metro station. Matt Reed of Shop Co. represented the franchisee in the long-term lease.

Cypress Village Station , totaling 101,272 sf, is 85% leased as retailers and restaurateurs scramble to stake out spots in the rapidly expanding and family-driven submarket. Residential density within five miles of NewQuest’s development has skyrocketed 135% since 2020. The trade area’s population hovers 235,000 with a Millennial median age just shy of 34 years and an average household income pushing $130,000 per year.

Claire’s has leased 1,715 sf of retail space in Brazos Town Center, located at the intersection of Interstate 69/US Hwy. 59 and FM 762, Rosenberg, from NewQuest Properties. Bob Conwell and Austen Baldridge of NewQuest Properties represented the landlord. Thad Mai of Shop Co. represented the tenant.
