NewQuest Bringing Dutch Bros to Montgomery County

HOUSTON – NewQuest Properties and Dutch Bros have finalized a 25,147-sf ground lease for a prominent pad site that’s been held in reserve for more than a decade in Willis Town Center in north central Montgomery County.
Dutch Bros will break ground within 60 days on its classic kiosk with two drive-through lanes. The pad site housed a former fueling station and convenience store for Kroger Co., which moved across the street about 12 years ago when NewQuest completed Sam Houston Town Center.
Willis Town Center is situated on 10.4 acres originally developed by grocery chain Albertson’s Inc. and later sold to Kroger. The site is located at the junction of Interstate 45 and FM 1097, the epicenter of growth in a submarket with approvals in hand for another 13,000 homes within a five-mile radius.
“The Dutch Bros site is the last vestige of the former grocery use,” Sims says, “and was the only spot available for ground-up development in our project.”
Willis Town Center, totaling 81,397 sf, is anchored by a Tractor Supply Co. and Goodwill. Zully’s Latin American Kitchen recently has opened.
Dutch Bros is growing rapidly in the Greater Houston market. Greg Slusky of Sluco Realty is the Oregon-based chain’s broker in the region.
To date, Dutch Bros has ground-leased at least five pad sites in NewQuest developments. If all goes as planned, the kiosk in Willis Town Center will open in late Q1.
“Each location stands on its own merit, but all are class A shopping centers with strong retail sales in desirable trade areas,” Sims says.
SOUTH TEXAS LEASES
MyKim Hair Salon has leased 1,514 sf of retail space in Cypress Village Station, located at the intersection of TX 290 and Skinner Road, Cypress, from NewQuest Properties. Kevin Sims of NewQuest Properties represented the landlord. Dieu Nguyen of Re/MAX Integrity represented the tenant.
Baskin Robbins has leased 1,409 sf of retail space in Camp Forbing Marketplace, located at the intersection of Flournoy Lucas and Ellerbe roads, Shreveport, from NewQuest Properties. Bob Conwell and Katherine Hatcher of NewQuest Properties represented the landlord. Brad Armstrong of Vintage Realty Co. represented the tenant.
