NewQuest Properties Bringing Dutch Bros To Cypress Village Station in NW Houston

HOUSTON – Oregon-based Dutch Bros Coffee is under construction on the last pad site in NewQuest Properties’ transit-oriented development, the 100,272-sf Cypress Village Station, in northwest Houston.

Dutch Bros‘ 863-sf kiosk with two drive-through lanes will be positioned on a 0.7-acre tract at the TOD’s entrance and catty-cornered from the 1,500-space Metro Park ‘n Ride in Cypress. The corporate-owned unit will open in mid-to-late spring.

“Dutch Bros will bring a new liveliness to the center by attracting all age groups. We had one pad site left and it’s on the breakfast route for the morning commute,” says Kevin Sims, senior associate with Houston-based NewQuest Properties, who leases Cypress Village Station.

Pronounced “bros” and not brothers, the specialty beverage chain is lauded for its speed, quality and friendly “broistas,” who are known to rush from kiosks to greet customers waiting in drive-through lanes. The menu features specialty coffee, smoothies, teas, freezes, an exclusive Blue Rebel energy drink and a nitrogen-infused cold brew java.

“Dutch Bros fits in with the transit-oriented nature of our center. It will complement our other tenants and fill in a missing category,” Sims says.

Set on 7.4-acre at the junction of TX 290 and Skinner Road, “Cypress Village Station is Greater Houston’s first TOD. Development got underway in 2007 on a mix of high-end lofts, office space, restaurants, retail and Metro station. It is surrounded by multiple single-family communities and educational campuses for kindergarten through grade 12 in the award-winning Cypress-Fairbanks Independent School District. The average household income is $128,000 per year within a three-mile radius of the center.

Dutch Bros’ pad site is situated front and center at the Skinner Road entrance. Construction got underway immediately after the signing.

“We’ve been approached quite often in the past about this pad site,” Sims says. “We needed to find the right tenant.”

With 471 company-owned locations in 11 states, Dutch Bros earlier this year disclosed plans for a major expansion in Texas and Oklahoma. Greg Slusky of Sluco Realty Services represented the company in the ground lease with NewQuest.

Dutch Bros prides itself on giving back to the communities it serves. Each February, $1 from each drink sale goes to local organizations working to fight food insecurity. In May, funds are raised for the Muscular Dystrophy Association with “Drink One for Dane” day. And in September, $1 from each sold beverage benefits area nonprofits focused on creating brighter futures for local youth.

Cypress Village Station was one of Dutch Bros’ first leases in the metro,” Sims says, “and several more are coming.”
