NewQuest Properties, VillaSport Athletic Club and Spa Kick Off Work This Summer on Stableside’s Phase II

KATY, Texas – NewQuest Properties and VillaSport Athletic Club and Spa are poised to add a new dimension to lifestyle retail development, inking a landmark lease that kicks off Stableside at Falcon Landing’s phase II construction and marks the brand’s first anchor spot in a large-scale commercial project.
Construction will begin in the summer on a resort-style VillaSport Athletic Club and Spa in the 270,000-sf Stableside at Falcon Landing in Katy. VillaSport will be developing a 90,000-sf structure with amenities that include NBA regulation-size basketball courts plus group studios for spinning, Yoga, mind/body, Pilates and TRX workouts. There will be more than 120 cardio machines, a full lineup of workout equipment, upward of 185 free exercise classes for members and a 12,000-sf kids-only club. Indoor and outdoor pools will feature 25-yard lap pools, co-ed whirlpools, waterslides, water walk, zero-depth entry areas and an adults-only pool area with a bar, fire pit and whirlpool spa lounge.
The amenity-rich complex is expected to be completed within 15 months. VillaSport Athletic Club and Spa currently has five locations in Colorado, California, Oregon and Texas (Cypress and The Woodlands) in family-oriented, affluent residential submarkets, including its newest one in San Jose, which opened in March. The luxurious private clubs offer a full calendar of fitness, sports, social and educational programs and events for all ages.
“We have always known that VillaSport would be a grat anchor for the right retail center and we’ve found a great setting in Stableside at Falcon Landing,” says Joe Syufy, VillaSport CEO. “This location has the right concentration of people and growth for our family-focused, community-oriented concept.”
The 121,000-sf lease was brokered by Austin Alvis and Brad Elmore, associates with the Houston-based developer, and Jason Baker and Lunden McGill of Baker/Katz, who represented VillaSport.
VillaSport Athletic Club and Spa will be adjacent to the 102,473-sf Kroger Signature store Stableside’s phase I anchor. ELS Architecture and Urban Design is designing the VillaSport complex.
NewQuest’s community lifestyle center sits on 34.4 acres at the intersection of Gaston Roadvand Falcon Landing Boulevard in the heart of Cinco Ranch, Silver Ranch and Monterrey at Willow Bend. The three-mile trade area boasts well over 100,000 residents, a majority of who are college graduates, with average annual household incomes exceeding $162,000. The trade area’s population is continuously expanding, up 87% since 2010.
Stableside’s second phase of development is focused on destination-type tenants. The first phase, completed in late 2016, has delivered basic retail needs to the fast-growing trade area and is 100% leased.

VillaSport is actively looking for locations. “Houston is a great market because of its strong growth demographically and economically,” Syufy says. “That’s why we’re here and continuing to expand.”
VillaSport offers month-to-month memberships and day passes. Fitness advisers, personal trainers, kids’ camps, sports leagues and specialized programs are available along with a rotating schedule of weekly classes to maintain and expand members’ interest. The facility also features a full-service spa and nail salon and café, which are open to the public. VillaSport is a member of the International Health, Racquet and Sportsclub Association, providing access to clubs worldwide.
