NewQuest Brokers Sale of Church Property In Texas Medical Center District

HOUSTON – The Texas Annual Conference of the United Methodist Church Inc. has sold a 48,000-sf former church in the Texas Medical Center District to its tenant, Saint Nicholas School.

The 5.51-acre tract, located at 3511 Linkwood Dr., is located in a densely developed neighborhood of single-family gated communities. The site has been leased to the private school since the church closed in summer 2018.

“It’s a highly desirable area. The school was the most likely buyer,” says Glenn Dickerson, senior vice president and development partner for locally based NewQuest Properties. He and colleague Jeff Lokey, executive vice president, represented the seller.

Taeken Ltd., acting on behalf of the school, put in an offer shortly after the property hit the market. Chris Bergmann of JLL represented the buyer.

“The school didn’t want to relocate and truly wanted to continue at this location,” Dickerson says. “It’s a quiet neighborhood with an upscale presence.”

Bethany United Methodist Church constructed the single-story structure in 1995 on land adjacent to the gated community of Pemberton Circle. The site has 513 feet of frontage along Linkwood Drive, which connects Timberside Drive and Buffalo Speedway. Close by is Loop 610.

Saint Nicholas School, established in 1987, provides a classical curriculum for students in pre-kindergarten through grade 8, including a Montessori lower school. The annual total enrollment hovers 150 students.

SOUTH TEXAS LEASE
America’s Best Contacts & Eyeglasses has leased 3,450 sf of retail space in Fort Bend Town Center II, located at the intersection of TX 6 and Fort Bend Tollway, Missouri City, from NewQuest Properties. Bob Conwell and Andrew Alvis of NewQuest Properties represented the landlord. Haley Golden, Blake Golden and Lilly Golden of Evergreen Commercial Realty represented the tenant.

CENTRAL TEXAS LEASE
Venus Nails has leased 3,699 sf of retail space in Stone Hill Town Center, located at the intersection of TX 130 and Interstate 45, Pflugerville, from NewQuest Properties. Josh Friedlander and Kevin Sims of NewQuest Properties represented the landlord in the direct deal.

CHANDLER, AZ LEASE
The UPS Store has leased 1,750 sf of retail space in Chandler Ranch, located at the intersection of Chandler Boulevard and North Dobson Road, Chandler, from NewQuest Properties. Heather Nguyen and Naoyuki Kondo</a. of NewQuest Properties represented the landlord in the direct deal.
