HOUSTON – Laying groundwork for 2026 construction and beyond, NewQuest has completed three leases with viral lifestyle brand MINISO for class A retail space in existing and to-be-built projects in Texas.
NewQuest has preleased space to MINISO in Brazos Town Center in Rosenberg and two upcoming mixed-use developments in Kyle and Sequin in south-central Texas. Earlier this year, the retailer leased space in Stone Hill Town Center in Pflugerville.
“Co-tenancy is the common theme among the NewQuest projects that MINISO has selected,” says Josh Friedlander, leasing director and development partner of Houston-based NewQuest.
The leases, signed simultaneously, were completed within one month of MINISO’s summer opening in NewQuest’s Stone Hill Town Center. The retailer leased 3,696 sf in the 99%-occupied, one million sf mixed-use project and shortly thereafter started upsizing its space requirement, according to Friedlander.
“MINISO has had great success with the Stone Hill store from day one,” Friedlander says. “It opened the door to doing more deals in NewQuest’s developments.”
NewQuest’s new retail space will come online on a staggered basis through 2028. MINISO’s brand new leases total 19,642 sf.
NewQuest is planning to break ground by mid-2026 on a new building in the nearly two million sf of 99%-leased built space in Brazos Town Center. MINISO has preleased 5,600 sf of the 12,250 sf new build, which is part of the project’s last phase.
NewQuest also is working on mixed-use development plans for Kyle, the fifth fastest growing city in Texas, and Sequin, one of the oldest towns in the state. MINISO has preleased 9,042 sf in Kyle Park, which will break ground late next year, and 5,000 sf in Sequin Town Center, a 531-acre project penciled to get underway in 2028.
“MINISO is an exciting addition to the tenant mixes in our developments,” says Friedlander, who also signed the in-demand brand to a spot in Rice Village for a third-party client.
MINISO has gamed out a massive expansion in Texas, inking multiple leases with other developers as well. Its popularity as a tenant is rooted in its drawing power, with hundreds of customers lining up on opening day at NewQuest’s Stone Hill Town Center and continuing the robust pace again today.
MINISO’s loyal following is the result of strategic collaborations with intellectual property brands like Disney, Hello Kitty, Harry Potter, Chiikawa, and others plus a line of propriety products to ensure a steady influx of new trend-driven merchandise for its global portfolio of more than 7,800 stores. Store experiences are localized and focused on creating a curated product selection and fun experiences for customers of all ages.
“MINISO has special product collaborations that are really popular among fans, collectors, and customers of all ages,” says Friedlander, whose family is part of brand’s loyal customer base.
SOUTH TEXAS LEASE
Edward Jewels & Watches has leased 1,400 sf of retail space in Sam Houston Town Center, located at the intersection of Interstate 45 and FM 1097, Willis, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Demi Turner of Evermark Commercial Group represented the tenant.
