HOUSTON – NewQuest is stepping up the pace of construction in The Grand at 249 in northwest Houston, zeroing in on 163,456 sf of side-by-side junior anchor space in the heart of the $90 million super-regional development.
NewQuest’s vision for The Grand at 249 is changing the landscape of the interchange at TX 99/Grand Parkway and TX 249/Tomball Tollway. The junior anchor space will house Dick’s Sporting Goods, Ross Dress for Less, Burlington, Dollar Tree, Cavender’s, Petco, Sephora, Bath & Body Works, and Milano’s Nails—slightly more than one-third of the 450,000 sf of leading retail and popular restaurant brands that the developer has amassed for the southernmost part of Tomball.
“We’re super excited about this development opportunity at such a prominent and important regional site,” says Andrew Alvis, senior vice president and development partner of Houston-based NewQuest.
NewQuest will deliver the junior anchor spaces for tenant finish-out in March 2027. Openings are tentatively planned for Q2 2027.
Construction also is under way on a 167,990-sf wholesale club, three multi-tenant buildings totaling 28,410 sf, and numerous internal and highway-fronting pad sites. Crews will soon be starting work on buildings for Carrabba’s Italian Grill and Wendy’s, both going up on freeway-fronting land.
Meanwhile, Bruster’s Ice Cream will open in 30 to 60 days. Chick-fil-A’s opening is anticipated to occur this year.
Preleasing has whittled The Grand at 249‘s 450,000 sf of class-A space to just a couple of small storefronts. All 12 pad sites were quickly scooped up.
“We’ve been highly selective about the tenancy in The Grand at 249,” Alvis emphasizes. “With limited retail in this corridor, it’s critical to curate the right mix of tenants that align with the area’s demographics and long-term growth.”
The Grand at 249 is situated within Tomball’s city limits. It will service a 10-mile trade area,stretching to nearby cities such as Magnolia, Cypress, and Spring. The development is surrounded by several master-planned single-family communities, with more on the way, and neighbors a 240-acre class-A industrial project.
As residential growth steadily ticks up, the latest population count tops 164,000 within five miles of The Grand at 249. The average household income is $148,000 per year.
NewQuest acquired the site in the early 1990s, long before the Grand Parkway’s development. The company controls 78 acres straddling two highly visible corners in the shadow of the interchange flyover. The ongoing construction is taking place on 65 acres at the southwest corner.
“We’ve been waiting a long time to bring this project to life,” Alvis says. “It’s incredibly rewarding to see it finally come to fruition—and at such an accelerated pace.”
SOUTH TEXAS LEASES
Dick’s Sporting Goods, Ross Dress for Less, and Petco have leased 60,425 sf, 22,000 sf and 12,500 sf of retail space, respectively, in The Grand at 249, located at the intersection of TX 99/Grand Parkway and TX 249/Tomball Parkway, Tomball, from NewQuest.
